Each job is not always the same. Sometimes the damage can easily be fixed from within the home, while other repairs can be made form the exterior of the building. Maybe termites have eaten through the exterior sill plate of the home, water damage behind the boiler, or possibly a crawl space below the house; in any case, the problem can always be fixed. An opening is made to expose the damaged section(s). This allows both access to the problem as well as determining whether or not there is additional damage. In many older homes and business there are often several layers of exterior coverings to expose before the problem area can be found.
Once the problem has been located, the real work can begin; proper removal of the rotted and/or damaged areas. Sometimes it may be simple, and the affected areas may not be that large. For larger sections, this is where careful jacking of the structural supports must be done. Support structure failure is an obvious concern, however, with experience and proper preparation, the possibility of further loss is mitigated.
In addition to the structural supports failing or being damaged, there is often irregular settling that has occurred over time; beams sag, floors dip, ceiling and walls crack. The focus of the sill replacement, is to bring the structure back as close as possible to its original state.
Once the damaged areas have been removed, quality building materials are used to ensure proper stability of the structure once the work has been completed. Pressure treated lumber is used where any wood will come in contact with stone or concrete. This is a Building Code requirement. Proper sizing of kiln dried lumber can be used to strengthen and support those areas. In some cases there is light wall framing that may be needed to repair where the rot has moved beyond the sill structure.
Once completed, the exterior coverings as well as any interior sections that were removed for the construction are repaired as needed and replaced accordingly so that your home or business will be back in shape; safe and sound.
